*Hyderabad*: The Telangana Real Estate Regulatory Authority (TGRERA) has ordered the prosecution of Sahiti Infratec Ventures following multiple complaints from homebuyers of its *Sahiti Sishta Abode* project in Gundlapochampally, Medchal. The move comes after allegations of irregularities in the project, leading TGRERA to direct the developer to refund buyers.In its judgment, TGRERA authorized its registrar to initiate prosecution under Section 80 of the Real Estate (Regulation and Development) Act before the concerned metropolitan magistrate. Additionally, the authority has barred Sahiti Infratec from entering into further development agreements and will list the developer as a defaulter on its website. Photographs of promoters, Boodati Laxminarayana and Boodati Parvathi, will also be displayed on TGRERA’s site to warn potential buyers.Complaints from five homebuyers, including Katakam Santosh, led to the formation of the *Sahiti Shista Abode Welfare Association, Kompally*, with hearings beginning in August 2023. Despite notices, Sahiti Infratec failed to appear before the regulatory body.TGRERA further restrained the developer from advertising, marketing, or selling apartments in the project, which is still in its initial stages with only limited basement work completed. The authority has ordered the developer to refund payments made by the buyers, with 10.85% annual interest. The project remains unregistered, and significant construction delays have left it far behind schedule.Additionally, the Economic Offences Wing of the Central Crime Station, Hyderabad, has attached the project’s land under the Telangana Protection of Depositors from Financial Establishments Act. The original issue began in January 2020, when Sahiti Infratec signed a development agreement with landowner SVNR Infra to build a multi-storied apartment complex covering 1.25 lakh square feet.The TGRERA order serves as a strong warning to developers violating real estate regulations and neglecting buyer interests.
